Challenges and Changes in Property Management: A Conversation with Sam La Spina

We sat down and had a chat with Sam La Spina, Rental Director at Barry Plant, who made the move to Taskforce in 2022. In this interview, Sam shares his experiences, challenges, and the role of Taskforce in navigating the complexities of property management.

How long have you been in the Real Estate Industry and what pathway did you take to get to your current role?

Started in Property Management at Barry Plant early 2000s and never looked back, I was given the opportunity to become a partner 10 years ago and it was something I jumped at straight away.


What do you think is the most pressing issue that Property Managers face in their day to day role?

I think we live in a world of now and everything is urgent so this puts some pressure on Property Managers, it's a fast pace industry


What do you see as the biggest challenge for Property Managers in the next 5 years?

Uncertainty in the current market with investors selling due to high costs in maintaining investment property.


What are the biggest changes you’ve noticed in the rental property industry since COVID?

The Residential Tenancy Act has had over 130 amendments introduced so as Property Managers and Managers we have had to adapt how we do a lot of of duties and procedures


What do you think the biggest change will be in Property Management in the next 5 years?

If the market continues to go this way a lot of Property Managers will exit the industry.


Is there something that sets Taskforce apart compared to your previous experience of other safety check and compliance services providers?

After using other services in the past we have found Taskforce to be very professional and help us Managers and PM's on the ground work with owner providers and renters through all challenges that come to head, in the past most services we used would take no accountability and leave PMs with minimal answers to resolve on our own


Tell us about something outside of work that is close to your heart? Maybe a charity or cause you support, a sport or hobby you love?

In my offtime I love playing Golf and watching the North Melbourne Kangaroos.


If you could give someone starting out in property management a single piece of advice what would it be?

Always treat everyone with the same respect owners, renters, work colleagues. If you are in real estate you are not just about selling or renting, you are in a people's industry so make sure you take care of the people who you deal with that's my biggest joy and that's why I am in Real Estate.
