Adaptability and Problem-Solving in Property Management: A Conversation with Kajal Oza

In the fast-paced realm of real estate, adaptability and keen problem-solving skills are always important. Kajal Oza, from BAL Real Estate, shares her journey into the industry.

How long have you been in the Real Estate Industry and what pathway did you take to get to your current role?

I have been in the real estate industry for 2 years now. With a background in management studies, I have always aspired to manage a portfolio in a valuable and dynamic industry. When I came to Australia, I explored various career paths and discovered that real estate is the best industry where I can truly represent myself and leverage my skills.


What do you think is the most pressing issue that Property Managers face in their day to day role?

Property managers face new challenges every day, encountering unique situations that require quick thinking and effective problem-solving. We excel at finding solutions to various issues, even under pressure, as we juggle tasks like managing maintenance requests, conducting ingoing and outgoing reports, performing routine inspections, and ensuring compliance checks, among many others. The list of responsibilities never seems to end, but it is this dynamic environment that makes property management both challenging and rewarding.


What do you see as the biggest challenge for Property Managers in the next 5 years?

I don’t believe there is a single "biggest challenge" in property management because the real estate market is constantly evolving. Every year brings new trends, demands, and complexities, making it difficult to pinpoint one specific challenge. Instead, we must stay adaptable and ready to face whatever comes our way.


What are the biggest changes you’ve noticed in the rental property industry since COVID?

The biggest change I have noticed is that VCAT now allows us to conduct hearings via teleconference, which has significantly altered how cases are handled. Additionally, after COVID-19, the rental market has become extremely competitive, with rents rising drastically. This shift has brought both new challenges and opportunities for property managers and tenants alike.


What do you think the biggest change will be in Property Management in the next 5 years?

AI could be a major game-changer, as it is increasingly transforming the market and simplifying processes across various industries. In real estate, AI is enhancing efficiency, from automating administrative tasks to providing valuable insights for decision-making, making it an indispensable tool for the future.

Tell us about something outside of work that is close to your heart? Maybe a charity or cause you support, a sport or hobby you love?

I love reading novels and inspirational stories of successful businessmen. I'm also a Henna artist and enjoy creating beautiful designs. Additionally, I have a deep respect for the army and feel closely connected to their cause, as I greatly admire their dedication and sacrifice in serving the country.


If you could give someone starting out in property management a single piece of advice what would it be?

Research the industry to understand how it works and stay up-to-date with the latest market news. Be calm and a good listener—always take the time to understand people's problems. Aim to be the best problem solver. Stay focused on your goals, and with perseverance and determination, you can achieve whatever you set out to accomplish in life.
